Terms and Conditions

The following terms and conditions relate to  the rental of the properties (8bis / 10 rue du four, 22100 Lanvallay, France)  by the owners (Mr and Mrs Stark) to the guest for the duration of their stay.

The premises will be available for occupation from 4.00 pm of the first day of the rental period and must be vacated by 10.00 am on the day of departure.

Deposit – a deposit of 25% of the rental is payable to confirm the booking. If the guest cancels the reservation, this deposit is not refundable. If the owner cancels the reservation, the guest will be refunded twice the amount of the initial deposit.

Rental Balance – the balance of the rental is due from the guest 30 days before the start of the letting period. The reservation is considered to be cancelled by the guest should payment of the balance not be made by the due date.

A security deposit of 200 euros is payable by the guest by bank transfer or by Paypal. A refund of the deposit (subject to any deductions made as per these terms and conditions) will be made within 1 week of the end of the letting period. Details of any deductions made by the owner shall be sent to the guest.

Included within the rental price –

Bed linen and towels, tourist tax electricity and gas for cooking.( excessive and unreasonable use of electricity – greater than 15€ per day – will be recharged to the guest at cost).

Parking – a limited number of private parking spaces are available for guests upon request. Charges are 20€ per week, 4€ per day for periods less than 1 week.

The property will be cleaned and checked before the arrival of the guest, and should be returned to the owner in a similar condition at the end of the letting period (clean, tidy with rubbish / recycling taken away).

If the guest prefers, he or she can choose the end of stay clean service for a supplement of 50€

Cancellation of Reservation and Reimbursement of rentals -all cancellations must be notified by registered letter.

If the property cannot be let (due to unforeseen events fire, flood, other damage or official closing order, for example) the owner will try to find alternative accommodation subject to the agreement of the guest, or reimburse in full the rents paid to date.

The owner is not liable to the guest for any additional costs (travel cancellation or hotel costs for example) should the property not be available to let.

If the guest cancels the reservation up to 30 days before the start of the reservation, a reimbursement of 75% of the total rent due will be made. If the guest cancels the reservation 29 days or less before the start of the booking, no reimbursement will be made.

Covid-19 pandemic If the national authorities in France order a lockdown or equivalent measures to contain the Covid 19 or similar pandemic, making it impossible to travel to the Lanvallay area, a full reimbursement of all rents paid by the guest will be made.

Reimbursements will not be made for restrictions or quarantines introduced by other national governments which prevent or impede travel to France (such as travel restrictions or quarantine upon return).

Guests are strongly advised to take out appropriate travel disruption insurance to protect themselves from this possibility.

The guest undertakes to occupy the property himself and not to sub-let, and to be a good and considerate tenant, to take good care of the property and its facilities.

The guest undertakes not to make excessive noise so as to disturb the neighbours of the property. If this is the case, the owner  has the right to deduct a sum from the damage deposit to compensate any neighbour affected.

Smoking is not permitted within the property – if smoking occurs within the property a deduction of up to 200€ will be made to meet cleaning costs.

Parties and gatherings are not permitted at the property.

Pets are not permitted at the property.

The owner of the property will make arrangements to ensure that all appliances are in good working order.

In case of appliance breakdown, or other problem with the property, the guest must inform the owner as quickly as possible.

Any repairs resulting from the negligence or poor maintenance of the guest will be recharged to the guest.

The guest is obliged to allow access to the property upon reasonable request by the owner or his Agent.
